This is not a standard rental. Owner offers a 2-floor commercial unit at a reduced rent in exchange for tenant completing renovation/build-out. Tenant invests in improving the space and receives almost free use of the completed space for the next 2 years. Ideal for a builder, designer, contractor, or entrepreneur who wants long-term advantage.
This long-term lease applies to an unfinished, partially renovated two-floor commercial unit of approximately 4,000 sq. ft., professionally valued at $6,500 per month and offered for only $3,500 per month (all utilities included).
The unit includes the following features:
• 3 entrances • 2 bathrooms • 7 reserved parking spaces • 1 truck parking space • 1 loading dock.
Due to personal reasons, the renovation was not completed. Therefore, the requested rent is reduced to $3,500 per month. In addition, the tenant will receive the first two months rent-free to allow completion of required first-floor work, such as tiling the existing drop ceiling and reinstalling the existing alarm wiring, smoke detectors, and fluorescent lighting on the first floor, in accordance with Town of Holbrook Inspector requirements.
This will allow immediate use of the first-floor space with the loading dock. After the two rent-free months, rent will begin at $3,500 per month. During the first year, the tenant will be responsible for completing the remaining renovation at their own expense.
This investment is offset by the significantly reduced rent and allows the tenant to customize the space to their operational needs.
These costs are effectively recovered during the first year. The third year is offered as a bonus at the same low, net rent.
At the end of the lease term, all improvements become the property of the owner, with no right to tenant compensation, as the reduced rent already accounts for these expenses.
An option to continue renting may be discussed.
Tenant will be given priority to purchase the unit in the future, as the unit is also being offered for sale.
